How to Become a Mortgage Advisor in the UK
Mortgage advisors help people who are buying a home, moving or remortgaging choose a mortgage they can afford. You assess income and outgoings, check credit history, search lenders' products, recommend a deal and manage the application through to completion, often alongside protection insurance advice.
Mortgage advice is regulated by the Financial Conduct Authority (FCA). You do not need a degree, but you must hold an appropriate qualification such as CeMAP and be assessed as competent by your firm before advising unsupervised. Most people qualify in three to nine months, then join a bank, building society, estate agent or broker.

What a Mortgage Advisor does
Help homebuyers, movers and remortgagors find the right mortgage and walk them through the process to completion.
- Employed Mortgage Advisor - Salaried role at a bank, building society or broker network.
- Self-Employed Mortgage Broker - Run your own book of business under a network.
- Specialist (Buy-to-Let / Bridging) - Focus on landlords, complex incomes or bridging finance.
How to become a mortgage advisor in the UK
The best-known qualification is CeMAP, the Certificate in Mortgage Advice and Practice from the London Institute of Banking & Finance, which has three modules. Other appropriate qualifications exist, including one from the Chartered Insurance Institute (CII). You then work for an FCA-authorised firm, or as an appointed representative of one, and are supervised until you are assessed as competent. Some employers recruit trainees and pay for CeMAP. Advising on equity release needs an additional specialist qualification. Self-employed brokers usually join a mortgage network rather than seeking their own FCA authorisation.
- Study for CeMAP from the London Institute of Banking & Finance, or another appropriate mortgage qualification, either self-funded or through a trainee scheme.
- Apply for trainee mortgage advisor roles with banks, building societies, estate agents and brokers, many of which fund the qualification for new starters.
- Learn affordability assessment in detail, including income types, credit commitments, stress testing and how lenders treat self-employed and contract income.
- Complete your firm's supervision and competence assessment, keeping clear file notes and suitability letters that meet the FCA's Consumer Duty expectations.
- Build protection advice skills, such as life cover and income protection, as most mortgage roles expect you to discuss these with every client.
- Consider a specialism such as buy-to-let, later-life lending or bridging, adding an equity release qualification if you want to advise in that area.
- Once experienced, decide whether to stay employed or become a self-employed broker through a mortgage network, building referral partners such as estate agents.
| Route | How long | Cost | Best for |
|---|---|---|---|
| Trainee advisor scheme with employer-funded CeMAP | 6-12 months | Paid by the employer | Career changers who need a salary while training |
| Self-funded CeMAP, then advisor role | 3-9 months | Varies by provider | People already in customer service or finance |
| Mortgage administrator or case manager first | 1-2 years | Paid work | Learning the process before advising |
| Self-employed broker through a network | After 1-2 years advising | Network fees and insurance | Experienced advisors with a source of leads |
How long it takes
Expect three to nine months to pass CeMAP and land a first role, followed by a supervised period before you are signed off as competent. Trainee schemes let you earn while you qualify.
Mortgage Advisor salary in the UK
Trainee and newly qualified mortgage advisors usually earn around £25,000 to £35,000, often plus commission. Experienced advisors typically earn £40,000 to £60,000 in on-target earnings, and top self-employed brokers with strong referral networks reach £70,000 to £150,000. Pay depends heavily on how many cases you complete, whether you are paid salary, commission, fees or a mix, and where your leads come from. Housing market slowdowns hit earnings, so commission-heavy roles carry more risk.
